What is Reserve on Third?

It’s an apartment community designed especially with Indiana University students in mind. Reserve on Third features spacious, 2- and 3-bedroom apartments with hardwood-style floors, available private bathrooms, a full set of furniture, in-unit laundry and more. All in a natural setting of green spaces, just minutes from campus.

Is Reserve on Third part of Indiana University?

Can I live with friends, or can you match me with roommates?

You can select your roommate(s), or you can apply on your own and we can match you with other students. Applicants answer a short list of lifestyle questions to help in the matching process.

What are per-person contracts?

Instead of requiring all roommates to sign a joint lease, each person at Reserve on Third has their own individual contract, with one person per bedroom. This means you are only responsible for paying for yourself — not your roommates. Even if a roommate moves out or other bedrooms in your apartment are empty, you only pay the rate for your bedroom.

What is included in the rate?

Each resident at Reserve on Third pays a flat rate that includes:

  • Full set of furniture, including leather- or suede-style living rooms and full-size beds
  • High speed Internet
  • Trash removal
  • Washer and dryer in each apartment
  • 24-hour on-site management
  • Community features — pool, fitness center, etc.

Are private bathrooms available?

Yes. All bedrooms at Reserve at Third feature a private “in-suite” bathroom, except the 3 bedroom, 2 bathroom apartment, in which two of the bedrooms share a bathroom with separate sink area.

Are the apartments furnished?

Yes. Each apartment includes a complete set of furniture. The furniture package includes full-size beds, dressers, desks and chairs, leather- or suede-style sofa and armchair, coffee table and dining furniture. To see a sample of the furniture and other finishes, please visit our model apartments.

When do the contracts start and end?

The standard term is August 19, 2024 to July 25, 2025, with payments made in 12 equal installments. Limited alternate dates may be available; please inquire with our staff. Click here for a sample agreement.

Is a co-signer or financial guaranty required?

Within 7 days after a Housing Agreement is signed, each resident is required to do one of two things: provide a qualifying guarantor (often a parent), or pre-pay the final 2 installments.

Can I pay by credit card?

Yes. Residents can pay online 24 hours per day, by credit card or ACH electronic checking. Reserve on Third also offers automatic payment by either credit card or checking account — just fill out one page, one time and payments will be made automatically. Convenience fees apply for credit card and debit card payments.

Will my financial aid cover charges at Reserve on Third?

Your living costs at Reserve on Third can be covered by financial aid, just like on-campus housing. Any available financial aid funds, after university charges are satisfied, are released to the student for non-institutional expenses, such as off-campus housing. These funds can be used to pay charges at Reserve on Third. Normal payment deadlines will continue to apply.

Is Reserve on Third open to non-students?

Nearly all the residents at Reserve on Third are students at Indiana University and the per-person contracts are also designed with students in mind. Residents/families with children are welcome. There is no extra cost for minor children in the care of adult residents, other than regular charges for each bedroom space selected by the resident. A minor occupying a bedroom space rented by a parent, guardian or person with legal custody is not considered a breach of the Housing Agreement or a violation of the rules. Reserve on Third is an Equal Opportunity housing provider and welcomes applications from non-students. In order to match student roommates in shared apartments, we will request roommate consent for any non-student occupants.

What kind of security is provided?

Reserve on Third offers controlled access to each apartment, plus locking bedroom doors. Security cameras are located in certain areas. Management staff are also on-site 24×7 and can be reached by a 24-hour phone number.

What are the policies on pets, smoking and guests?

Reserve on Third is pet-friendly in specified buildings; restrictions apply. Reserve on Third is a non-smoking community in all indoor and adjacent areas. Guests are welcome at all times, subject to the consent of apartment-mates and security considerations. Overnight guests are welcome, with limits on the number of days and guests.

Can I park my vehicle at Reserve on Third?

Reserve on Third offers free surface parking for all residents. Limited guest parking is also available at no charge.

What other transportation options will I have?

Bloomington Transit routes 3 (College Mall) and 6 (Campus Shuttle) have 7-days-per-week service with stops right at the corner of Reserve on Third, serving the IU campus, College Mall and downtown. Or bike or drive to the IU campus or downtown Bloomington in minutes.

Can I see a model apartment?

Although we do not currently have a model apartment, we offer a virtual tour that can be viewed here. You can also request an appointment for a personal tour, or just stop by to see us and we’ll be happy to show you the community.
